What Is Tuckpointing?
Tuckpointing involves carefully grinding out deteriorated mortar from between bricks to a depth of about 3/4 inch, then packing in fresh mortar that matches the original. When done correctly, it is nearly invisible — and it restores the structural integrity and waterproofing of the chimney.
Why Chicago Chimneys Need Tuckpointing More Often
Chicago's freeze-thaw cycles are the main culprit. Every winter, moisture gets into small gaps in the mortar, freezes and expands, then thaws and contracts. Over years, this breaks apart the mortar joints. Most Chicago chimneys need tuckpointing every 20 to 30 years — sometimes sooner in weather-exposed areas.
Signs Your Chimney Needs Tuckpointing
Look for: visible crumbling or missing mortar between bricks, white staining on the brick face (efflorescence, a sign of water intrusion), cracks along mortar lines, bricks that appear to be shifting, water stains inside the home near the chimney, and mortar recessed more than 1/4 inch from the brick face.
Chimney Tuckpointing Cost in Chicago
For a standard single-story chimney with moderate deterioration, expect $300 to $700. A full two-story chimney with widespread mortar damage may run $800 to $2,000 or more. A free on-site estimate will give you an accurate number for your specific chimney.
