Chimney Repair vs Rebuild: Which Do You Need?

When your chimney has problems, the first question is always: can we fix what's there, or does it need to come down and be rebuilt? Here's how to make that decision.

When Chimney Repair Is the Right Call

Repair makes sense when damage is localized and the chimney is structurally sound:

Crown damage only — Cracks or deterioration on the crown can be sealed or the crown replaced without touching the chimney itself.

Flashing failure — Leaking flashing is a repair, not a rebuild.

Minor mortar deterioration — Tuckpointing (removing and replacing damaged mortar joints) can restore a chimney that's otherwise solid.

Cap or chase cover replacement — Straightforward component swap.

Isolated brick damage — A few spalling bricks near the top can be replaced individually.

When Rebuilding Is Necessary

Rebuild is necessary when the chimney's structural integrity is compromised:

The chimney is leaning — Any visible lean indicates structural failure below the surface.

Severe spalling across multiple courses — When many bricks are flaking or crumbling, the damage is too widespread for tuckpointing.

Crumbling mortar throughout — If you can scrape mortar out with your finger, the chimney needs more than repointing.

Damage below the roofline — Issues that extend into or below the attic often require a partial or full rebuild.

Previous fire damage — Chimney fires can weaken the entire structure even if it looks okay from outside.

Rebuild costs: $3,000–$10,000+ depending on height and extent.

Partial Rebuild: The Middle Ground

Often, the best option is a partial rebuild — taking down the chimney to a sound point (usually the roofline) and rebuilding from there. This is common in Chicago where the top section takes the most weather damage while the chimney below the roof remains solid.
